Air conditioning systems is the largest Mechanical System which may consume between 30%-50% of energy for any buildings.
- Tips to save energy for your buildings:
-
- System with high air volumes above 10,000 m3 per hour is preferable to use the heat recovery in order to save 20% of the energy.
- Air Conditioning system in the indoor pool systems should have recovery latent energy, irrespective of their volume where heated air can be re-heat or humidified in order to save the heating or air to be cooled and humidified depending upon the weather conditions either in summer or winter.
- Each separate functional area of the hotel must be served by a separate air conditioning system. The reasons are that unused area can be shut off separately and also easy from the maintenance point of view.
- A feasibility study to be carried out to use the appropriate Chillers; usually absorbers are preferable as they are less costly to operate. There are presently some of the new chillers like Power Pack which runs on magnetic field is a good option as this is much more energy efficient and maintenance free.
- Cooling Towers: Multi-celled cooling towers are preferable in terms of the efficient cooling load. As Legionella control is very important due to safety of health for the public so water treatment for cooling tower to be automatically fed and weekly laboratory water testing is important part.
- Pumps: Constant speed motors shall drive all primary pumps but secondary pumps shall have variable frequency controlled motors which runs as per the loads of the hotels depending upon the temperature fluctuations and number of guests occupying the space.
- Hot water shall be generated through the use of heat pumps which also provide the free cooling for some areas of the hotel depending upon the design. A back up electrical or gas hot water boiler can be installed together with the heat pumps in order to get the maximum results.
- Building Management Systems (BMS)
- The following systems should be controlled by BMS in the air conditioning plants and its accessories:
-
- Supply air load demands of air conditioning systems
- Dead zone control (21’C-24’C) for the temperature going in and out of the air-conditioned space
- Time of the day, day of week, holiday programming so that air conditioning units can be switched on and off automatically without operators help
- Outside air control as per the demand from load of the people in the space
- Supply heating water reset so that during the heating cycle a standard temperature can be kept
- Chilled water reset in and out of the chillers not to damage the units
- A compact AHU will be required with less air leakage as specified for the distribution ductwork. A speed controller should be able to control the speed fans with the help of BMS. Damper and damper actuator to be installed as required by fire regulations. The damper leakage at shut off should not exceed 0.5% of rated flow at an inlet pressure of 500 Pa. Much of the air leakage means wastage of heating or cooling.
- Each fan in the car park area should be selected on the basis of noise level generated at the selected operating level. All fans should be either controlled by variable speed drive unit or through time clock controller where they are to be operated based on operating hours of the outlets. Usually the noise damper box are incorporated at the supply part of the fans which absorbs most of the noise during the operation or during on/off periods.
- Responsibilities
-
- Clean air filters and cooling/heating coils regularly
- Stop leakage of refrigerants and other fluids to affect the environment
- Dump chemical and other recyclable and non-recyclable items carefully in the environment
- Carry out the preventive maintenance on fans and motor to reduce the noise
- Store environmentally harm substances carefully to protect against the human beings
- Carry out the preventive maintenance of water float controls for cooling tower to avoid the water loss
- Carry out the preventive maintenance of water treatment systems for the cooling towers in order to avoid legionella formation saving human lives and environment
